From the first meeting to design development, construction and handover, we clarify the scope before moving forward.
Three initial concepts
Following a meeting and mutual intent to collaborate, three complimentary initial concepts may be provided for the same property: preliminary layouts and style/material references, excluding 3D visuals and construction drawings.
Develop the chosen direction
Select one concept for detailed development, material confirmation and a works quotation under the agreed appointment. Design and construction fees are separate.
Coordinate & build
Coordinate works within the agreed scope, communicate at key stages and resolve decisions requiring confirmation.
Handover & warranty
Complete the agreed inspection and handover process. One-year works warranty, excluding human-caused damage; scope and arrangements are governed by the works contract.

Do you offer design-only appointments?
We currently offer integrated design-and-renovation appointments, not standalone design-only services.
Do you provide three initial concepts free of charge?
Yes. Following a meeting to understand the property, requirements and budget, and confirmation of mutual intent to collaborate, we can provide three initial design concepts for the same property free of charge. They cover initial layouts and style/material references. One direction is then selected for development within the agreed scope. 3D visuals and construction drawings are not included. An online enquiry does not automatically activate this service.
How can I explore the budget?
Budget is discussed at the initial meeting, based on the property, the scope of works and the material direction. Design and construction fees are separate; final amounts are set out in the quotation and contract.
Is there a works warranty?
A one-year works warranty is provided, excluding human-caused damage. Scope and arrangements are governed by the works contract.
How are outdoor, facade or alteration works handled?
External designers and relevant professionals are coordinated as required. Approvals, statutory requirements and technical feasibility are subject to professional assessment; not every proposed alteration can be assumed feasible.
